Advantages of Nursing Home Property Investment

1.Yield Annual rent/total price Yield income of 6%*.  

*Yield varies depending on the property. Average of the properties we currently have access to is about 6% annually before management fee.

2. Property with 30-year fixed-term lease  

The contract guarantees rent for the period until the expiration of the building year. 

Example: Property built in 2018 The remaining 19 years is the guaranteed period.

3. Specified residential care service expenses are set up so that there is no unpaid rent.

What is “specified long-term care service expenses for residents”?

Specified long-term care (preventive) services for residents” is a system to reduce the burden on people with low income.

However, there is a limit to the amount that can be borne by those with low incomes, and upon application, the burden can be reduced to the maximum amount.

The amount of the standard cost minus the maximum amount to be borne will be paid by the elderly care insurance as “nursing care service expenses for specified residents. Therefore, the investment is basically a guaranteed annual 6% over the total contract years.

4. This is a good time to take advantage of the weak yen.

The yen has not been lower in 20 years. The average over 20 years is a JPY rate of about 121 JPY to the USD. This is on average an upside of more than 20%, which is a quite rare opportunity for an investor.

5. Selected properties

We have access to a wide range of properties that you would not normally find in the market. We recently added a few more of similar return and will be able to put together a portfolio of properties that fits the size of investment the investor or fund is interested in. Our current portfolio of these high and safe return properties is almost 20 bill JPY. Currently about 135 mill USD.
